Recent findings have unveiled the top cities where first-time homebuyers can kickstart their homeownership journey, with a Scottish city taking the lead for the fourth consecutive year.
Glasgow has once again claimed the top position in the Aldermore First-Time Buyer (FTB) Appeal Index.
This index not only considers house prices and deposits but also factors in elements crucial to first-time buyers, such as commute durations, local facilities, and the concentration of young residents.
Glasgow secured its top ranking with an average first-time buyer property price of £168,828, a typical deposit of £31,856, and a projected annual price growth of 6.8%. In comparison, the average house price in the UK stands at £269,000 according to government data.
Additionally, Glasgow boasts the highest percentage of 25 to 35-year-olds among all cities, a thriving local business community, and expanding job prospects.
However, other Scottish cities experienced a decline in rankings, with Dundee, Aberdeen, and Edinburgh being replaced by predominantly northern English cities like Liverpool and Newcastle, which now hold the second and third spots, respectively.
Southern commuter towns and coastal areas continue to be the least affordable, with Maidstone, Basildon, Southend, and Chelmsford ranking lowest on the list.
Jon Cooper, Aldermore’s Director of Mortgages, emphasized the ongoing dominance of northern cities in the rankings and acknowledged the affordability challenges faced, particularly in southern England. He highlighted the potential opportunities available for first-time buyers and self-employed individuals looking to step onto the property ladder, welcoming the proposed UK mortgage rule changes by the Financial Conduct Authority (FCA).
Cooper recommended that first-time buyers seek assistance from a mortgage broker to navigate the process efficiently, emphasizing the benefits of expert guidance in securing the best deals with reduced stress.
